Amara is a seaside residential community project developed by Ayala Land.
This residential community is located in an island in Cebu. The vision for creating this residential development is to provide an idyllic, resort-inspired way of living for residents who enjoy living among nature, especially in a waterfront property. In Amara, not only will residents enjoy resort-like living but also the amenities and facilities you would expect to find in a modern housing development. You can therefore enjoy the tranquil nature of a sea-side community while ensuring a comfortable living setup.
The name Amara was derived from a Spanish word that refer to the mooring rope that is used to anchor ships into a port. This is a symbol to the way of life that Ayala Land hopes for future residents to enjoy in this seaside community – providing a safe haven for you and your family.
Cebu has always been popular as a tourist destination with beautiful beaches and islands. Hence, the choice to build the Amara project in Cebu was a strategic decision for Ayala Land. They are hoping to capitalize on the natural beauty of the Cebu islands to build a seaside paradise that you can call home. The residents of Amara will no longer seek the escape of a tropical paradise because with this development, paradise could also mean home.
Aside from the project development plan, Amara exploits the natural beauty of the surrounding areas. A 100-year old lighthouse is one of the most distinctive features within the island. It serves as a guiding light at night while also providing a rustic vibe to the master-planned community. There are only 24 lighthouse communities in the world and Amara is one of them.
Amara, a premier project for Ayala Land, sits on a 46-hectare property. It is located in Barangay Catarman in Liloan, Cebu. The residential community development is located approximately 18 kilometers from Cebu city. Thus, it provides an abode for tranquility and recreation that is far from the hustle and bustle of the city life. While it is a bit secluded in location, this is considered a landmark residential project in the island of Cebu as it carries the heritage and prestige of the country’s premier real estate developer, Ayala Land.
Ayala Land is a top real estate development firm in the Philippines. It is part of the Ayala Corporation and is known for developing residential properties, shopping centers, hotels, and corporate buildings. If there is one thing that Ayala Land has been known for, it is the commitment to deliver Grade A construction standards that not only meet the highest construction standards but also contemporary architectural styles. Future residents and investors of Amara can attest to that.
The residential development at the seaside community of Amara comes in 5 phases with up to 455 lots available. The Phase 1 launched in October 2005 with a gross land area of 8.8 hectares. There were 112 lots available at that time with an average of 424 square meters per lot at PhP 6,604 per square meter. Phase 2 of the project launched in June 2006 with 6.7 additional hectares of land. This means 86 more lots became available with an average of 429 square meters per lot. Each lot in Phase 2 averaged PhP 10,956 per square meter. The Phase 3A of this residential development project launched in October 2007 with 7.6 hectares added to the community. At an average of 491 square meters per lot, the cost is PhP 9,980 per square meter.
The North 1 and North 2 expansions were incorporated in October 2008 and October 2009, respectively. There were 108 additional lots that became available with North 1 lots averaging at 482 square meters and North 2 lots averaging at 511 square meters. The average price per square meters for North 1 lots is PhP 16,598 and the North 2 lots averaged at PhP 13,503 per square meter. Finally, the Parks is the latest update to the development project. This added 6 more hectares of land to the community with 53 new lots at 463 square meters per lot on average. The cost per square meter of lots in The Parks is PhP 16,847.
Amara has a total developed area of 38.5 hectares and nearly 22 hectares of this comprise the saleable areas. There are more than 16 hectares of common areas. In addition, 43% of the development is dedicated for roads, amenity buildings, parks and open spaces. The Parks phase is the most generous of the entire development as half of the entire property is dedicated for green and open spaces.

Amara is located in Barangay Carmen, Liloan, Cebu, approximately three kilometers southeast of the Liloan municipal town proper and around 18 km north of Cebu City.
One of the biggest selling points for the Amara development by Ayala Land in Cebu is the location. This a tranquil, sea side neighborhood that has everything you could ask for in a waterfront community. Barangay Catarman in Liloan, where the Amara development is, is bordered by the Camotes Sea coastline on both the north and east. Meanwhile, it sits on a jutting portion of eastern Cebu Island.
This residential community is roughly 3 kilometers located southeast of the municipal town proper in Liloan. From Cebu City, you must travel 18 kilometers north. But if you travel via the newly opened Cansaga Bridge, the total travel time from Cebu City proper to Amara is more or less 20 minutes. This makes the residential development secluded but still highly accessible. The famed Bagacay Lighthouse is located on the eastern coastline and right next to the Amara development. Hence, this provides an idyllic touch to a seaside development that offers stunning views of the beach.
Liloan in Cebu is a first income class municipality with a population of over 118,000. The name for this town was derived from a spot known as “Silot” along the coastline. This spot is responsible for the formation of a whirlpool that is formed due to how the water ebbs and flows on the bay. In Cebuano term, this phenomenon is called “lilo”. Hence, the town has been given the name “Lilo-an”, which means the place where the lilo forms.
Liloan was once part of the municipality of Mandaue until it was established as its own parish in 1845. Nowadays, there are 14 barangays that comprise Liloan. Barangay Catarman, where Amara is being developed in, is the second most populated out of all 14 barangays. It also has the second highest growth rate in terms of population from 2010 to 2015. Barangay Yati is the most populated barangay in Liloan.
The historic 100-year old lighthouse at Bagacay Point is one of the most important landmarks in Liloan. The Spaniards built this lighthouse in 1857. This 22-meter lighthouse is still being used today, mostly for harnessing solar energy. It is also a National Historic Landmark after being declared by the National Historic Commission of the Philippines in 2004. Hence, the proximity of the lighthouse to Amara development in Cebu creates a beautiful backdrop in this modern development. Aside from the beautiful seaside location, the touch of history provides an interesting detail for the residents of this residential community.
Aside from the lighthouse, there are other notable landmarks in Liloan such as the Liloan Church (formerly the San Fernando Rey Parish Church). This church was also built in the mid-19th century. Meanwhile, locals also love to visit the local market just outside the church especially after every mass. There are plenty of local delicacies that can be enjoyed at the market. Rosquillos is one of these popular delicacies, but so are otap, mamon, and monay. The historic allure and simple way of life combine to making life in this area ideal for families and retirees.
A luxurious section will be carved out along the scenic coastal ridge of the development. This part of Amara will offer wider latitude for extras to lot owners such as private jetties for yacht owners, private infinity pool and decks overlooking the sea, among others.
Anchored on the standards that Ayala Land has been known for, Amara offers its residents with world-class facilities and amenities. These amenities enable you and your family to experience comfortable resort-style living. These amenities can be categorized as Leisure Amenities, Sports Amenities and Village Facilities.
For leisure amenities, there is the Grand Clubhouse. The clubhouse is the ideal spot for hosting events and other important functions. It has a large Grand Ballroom area with 221 square meters in size. A separate function room is available for smaller events at 97.5 square meters. There is also a pantry area, 8 parking slots, and an administration office to facilitate the needs of those using the clubhouse.
Another important leisure amenity in Amara is the Infinity Pool and Jacuzzi. This area covers 270 square meters and is notable for its architectural and aesthetic value. The infinity pool and Jacuzzi are accented by the Asian-inspired landscape, use of mosaic tiles, waterfall feature and bubblers. As you swim and relax, you will be able to enjoy the stunning views of the ocean.
If you want to spend a lazy day and feel like you are on vacation without leaving home, check out the viewing deck and beach area. There is a sand bar wherein kids can play and build sand castles in. Meanwhile, there is a Beach Bar that serves your favorite cocktails or drinks as you watch the sunset or read a book while lounging on a chair.
Another popular spot and amenity in Amara is the Serenity Park. True to its name, this park is made with Asian-inspired and Zen design concepts. The entire park measures at more than 2,655 square meters in land area. Hence, it is a very large park with lots of green and open spaces to explore. Other features of the Serenity Park include a fish pond, Asian gazebos, Zen landscape and stepping pads. If you are looking for another green space, head to Phase 3A to find the Picnic Grove. There are wooden tables and chairs available for you to have picnic with your family while enjoying the lush mahogany tree landscape around you.
The sports amenities available for residents of Amara to enjoy also support the residents’ active lifestyle. While this seaside residential community is all about resort-inspired lifestyle, it is also committed to helping residents stay healthy and fit. There are covered basketball courts, indoor badminton court, and a gym facility that is equipped with basic workout machines and equipment. Meanwhile, jogging trails are also available at the esplanade in Phases 1 to 3. With a view of the sea and lush greenery, you will be more inspired to break out a sweat.
On top of the amenities mentioned above, there is also a wharf located in Amara North. The wharf is a useful facility that makes it possible to access the seaside community via boat. Other basic facilities to be enjoyed at Amara include a landscaped entrance with a guard house, gated community, 24-hour security, water supply and drainage facilities, and sewage treatment facilities.
